Getting the home ready
A little prep goes a long way. A ready home shoots faster and looks better online. Please share this with your sellers before shoot day.
The golden rules
- Every light on, including under-cabinet and mirror lights
- Every fixture has a working bulb. Spare bulbs aren't brought to the shoot
- Blinds and curtains open for natural light, unless the view is better covered
- Toilet seats down
- Closet doors closed
- Pets out of the way. Listing photos can't show pets
Outside
- Cars out of the driveway
- Trash and recycling bins out of sight
- Hoses, toys and yard tools put away
- Walkways and porch swept
- Lawn mowed, leaves cleared
- Patio furniture set out and cushions on
Inside
- Counters cleared, small appliances put away
- Towels, bath mats and toiletries put away
- Beds made
- Laundry and trash cans out of sight
- Fridge door cleared of magnets and photos
- Dogs and cats kept out of the way
Taken care of on site. Doors opened or closed for each shot, very minor clutter moved, and blue skies added in editing. Caged pets like birds and reptiles can be edited out.
Left as found. Furniture and personal belongings aren't moved, and there's no cleaning, bed-making or decluttering on site. Homes are photographed as they are on arrival.
Common questions
How fast do I get my photos?
The next day. Morning shoots are often delivered the same night.
How long until I get my video back?
About 3 business days after the shoot.
How long does a shoot take?
About 1 to 1½ hours for most homes. Larger homes and video take longer.
What areas do you cover?
Based in Arlington Heights, covering Chicago and the suburbs. Homes within a 40-minute drive have no travel fee. Farther out, a travel fee is added to the final invoice.
If the shoot requires paid parking, as it often does in Chicago, the parking cost is added to the final invoice.
How should the home be prepared?
See Getting the home ready above, or download the one-page checklist to send to your seller. The short version: every light on, blinds open, toilet seats down, closet doors closed and pets out of the way.
Can you fly a drone anywhere?
Not everywhere. All drone work is flown by an FAA Part 107 certified pilot, and airspace around O'Hare, Midway, Chicago Executive and DuPage airports can limit or rule out flights.
Not sure about your listing? Ask before you book and it will be checked for you.
What if it rains?
Shoots go ahead unless it's pouring. Gray skies are replaced with blue skies in standard editing. Wet driveways and porches can be fixed with AI edits upon request. You're responsible for labeling AI-edited photos as your MLS requires.
Rather reschedule? No problem, and no charge. It's better than paying for a second visit.
How do I pay?
Zelle is preferred. Payment is due on delivery, though paying before the shoot is always appreciated.
Are AI edits included?
Yes. Every shoot includes up to 10 AI-edited photos. Need more? Just ask. Large batches may carry a small fee.
Do you offer 3D tours?
Available upon request for an additional fee. Pricing is set per project based on current provider rates.
What's your cancellation policy?
Free cancellation or rescheduling up to 24 hours before the shoot.
Can I use the photos on social media?
Yes. Use them on the MLS, listing sites and your social media for that listing.

One photographer, start to finish.
Hi, I'm Jake Ochwat. Jakub, Kuba, Jake, call me whatever you like, just call. Mówię po polsku.
Based in Arlington Heights. Photographing homes since 2019, full-time since 2026, with a background in engineering and construction.
That background shows on site: an eye for how a house is put together, straight vertical lines, and showing up on time. One point of contact from booking to delivery.
Extra angles come standard, so you're never left asking for a missed shot, and photos land in your inbox the next day.
Average photos document a house. Good real estate photos sell the feeling of being there.
